HOW IT WORKS

  • We begin with a Free 30-minute Consultation to quickly assess whether your property is a good fit for our services.
  • Then we schedule a site meeting to discuss your downsizing objectives, assess the portion of the backyard you intend to subdivide, and with you begin exploring the most effective design and layout options.
  • We will prepare a financial forecast to help you evaluate whether you'd like to proceed.
  • If you're satisfied with the potential for a Dual Occupancy on your property, we will prepare a draft joint venture agreement for you to review with your family, financial advisors, and legal representatives.
  • Once both parties are aligned and confident in the terms, together we will proceed with the joint venture.

  • Next we developing a concept design with you taking into account all of your personal preferences, including the layout of the new home, positioning of dividing fences, and driveway access.
  • Once the concept design is finalised and you are satisfied with it, we will present it to a select group of trusted builders to obtain quotes for the building contract.
  • From this process, we will select a preferred builder who will then complete the detailed design and construction drawings for our review and approval.
  • The builder will then prepare a draft construction contract for you to review with your family, financial advisor, and legal representatives.
  • Once all parties are confident and fully informed, we will enter into the building contract with the selected builder.

  • The builder's first step will be to secure all necessary council, certification, and plumbing approvals for the secondary dwelling.
  • We will begin preparing the backyard for the construction by clearing any old structures like sheds and patios etc, removing trees if required, and construct the dividing fence between the two homes.
  • The builder will then commence earthworks to prepare a level ground platform for the new home.
  • Over the next 6 - 9 months, the builder will complete the construction of the new home in accordance with the terms of the contract.
  • Approximately 2 months before construction completion, we will finalise the design and book in the trades to complete the driveway access and final landscaping.

  • Once the builder completes construction of the new home, we will undertake the final finishing touches to ensure it attracts as many buyers as possible.
  • This includes finalising the fencing and privacy, driveway access, landscaping, as well as any flooring, lighting, and additional features designed to maximise the home's appeal and potential sales value.
  • Our expert sales team will then prepare the property's marketing, including home staging, professional photography, an online video, and a virtual walk-through.
  • Once the new home is sold, you'll enjoy increased financial freedom, reduced stress and maintenance, and more time to confidently embrace the phase of your life.
